What is Car Insurance? | Earl for Mayor

Auto Insurance Bowling Green KY Each year, more automobiles and drivers hit the highways. With countless cars on the road, crashes will happen. Automobile insurance can be the difference between a minor setback and a large hassle. How can you decide what insurance you require and how to buy it? Coverage requirements vary by state/province but usually include the following: Liability pays for damages due to bodily injury and property damage to others for which you are responsible. Bodily injury damages include medical expenses, lost wages and pain and suffering. Property damage includes damaged property and loss of use of property. If you are sued, it also pays your defense and court costs. Higher recommended insurances are available that cover more than the lower, state-mandated insurance. Personal injury protection: This is required in some states and is optional in others. It pays you or your passengers for medical treatment resulting from a crash, regardless of who may have been at fault, and is often called no-fault coverage. It may also pay for lost earnings, replacement of services and funeral expenses. State law usually sets minimum amounts. Medical payments: This coverage is available in non-no-fault states; it pays despite who may have been at fault. It pays for an insured person?s reasonable and necessary medical or funeral expenses for bodily injury from an accident. Collision: This pays for damage to your car caused by a collision. Comprehensive: Applies if your car is stolen or damaged by causes other than collision, including fire, wind, hail, flood or vandalism. Uninsured motorist: This pays for damages when an insured person is injured in a crash caused by another person who does not have liability insurance or by a person who cannot be identified (usually a hit-and-run driver). Under-insured motorist: This pays for damages when an insured person is injured in a crash caused by another person who does not have enough liability insurance to cover the full amount of the damages. Other coverage, such as emergency road service and car rental, is also available. Vehicle Insurance Info

Urban Legends and Truths On Health and Fitness | Free Press ...

Just like all other rumors that you might hear there are truths and fictions about health and fitness too. Someone hears something like a great exercise tip at the local gym. Maybe they even didn?t hear it right. But they innocently tell something they know, and another myth is born, again.

If the person giving you the tip is one of authority you are more likely to take that tip as gospel. If you are getting information that isn?t entirely correct it can be dangerous. You?ll want to continue reading this article for more facts on health and fitness myths.

You can find plenty of information about back pain products and information including yoga online. According to all the marketing, yoga can help relieve back pain. This statement can be misleading and dangerous, although yoga can help in some cases. Yoga can certainly help with back pain due to muscle issues. Yoga can help you stretch and strengthen the muscles in your back. The pain in your back will most likely get better as you stretch and strengthen your muscles. But if your back pain is caused bone issues, such as a spinal disc problem, yoga won?t help. You can actually make the problem worse by doing yoga in this kind of situation. Over extension is another mythical being that goes something like this, if you aren?t feeling the burn you aren?t doing enough. This can take a day or two for you to really notice the effects of a hard workout. What we are describing is the experience of millions who get revved-up after years of inactivity and hit it hard. So it can be dangerous if you have been relatively sedentary and decide to get in shape. Don?t rush into it, get a checkup and go slow for a better longer lasting experience.

The myth we hear most is "I don?t have time to exercise. All it takes really is 45 minutes to an hour a week. Then if you can, thirty minutes on the weekend which is better than nothing. Also, think about combining a quick exercise session while you are at work, or take the children if they are old enough. Ten minutes with a jump rope or a brisk walk can improve your times. Three ten minute slots in our schedules is easy for anyone to find.

You may have some good health and fitness advise of your own. If you are not sure about the information you hearing you should get some credible information.

AND FROM THE TV END ...

This from AP Television Writer David Bauder just now:

"An opening ceremony from the mother country with a Beatle, a queen and Mr. Bean proved irresistible for viewers in the United States, with a record-setting 40.7 million people watching NBC's first night of summer Olympics coverage. The Nielsen company said Saturday that London's opener was the most-watched opening ceremony of any summer or winter Olympics. It topped the previous mark of 39.8 million people who watched the 1996 Atlanta Olympics begin, and the 34.9 million who watched the colorful first night from Beijing four years ago."

EZRA WINSTON Ancient Afternoons music review by Tarcisio Moura

2 stars Well, I understand all this praising for this album. After all, it is a journey back to the time of the great prog bands (and their love for Genesis Trespass and PFM?s Per Un Amico is more than evident). Usually I don?t mind derivative music, as long as it is well done. And this the biggest problem here: the songwriting department and the vocals. While it is clear that all band members are skilled musicians, the vocals are awful, which is really strange since they are from a land of great singers like Italy. Most of the time it?s like whispering voices, recorded too low in the mix (maybe intentionally, I don?t know, and I don?t care, since the results are the same). The songs tried to emulate a lot of those aforementioned bands and are well executed, but no melodies stuck even after repeated listenings. It?s that typical case of terrific players in dire need of an equally great composer to match.

So it?s easy to understand why those guys never made it. And most of the praising comes from the fact that this band came in a time not too many progressive combos were not coming from Italy (a country that gave us so many outstanding and unique works they became a league of their own). Don?t get me wrong, there are indeed some nice passages here and there, but that?s all. No real "songs" or epics as such, everything seems to have a lack of structure, like a good beginning or a climax to end. A real pity, for the inspiration is right, the intentions are good and the overall technique (minus the vocals) is flawless. But with no good tunes to go along with them, the results are at best interesting.

Definitly for collectors and fans only. Two stars.

    WHAT WILL I WEAR?

If something doesn't happen fast, Spain's Pau Gasol will be looking a little casual when he carries his national flag at Friday's opening ceremony.

He still hasn't received his official team clothing. Perhaps it's a height issue? The Los Angeles Lakers star isn't the easiest person to dress given that he's 2.15 meters (7 foot) tall.

"Everything's up in the air," says Gasol.

    OLYMPIC RETURN

Carly Patterson is back at an Olympics for the first time since winning the gymnastics all-around title in Athens, and she's enjoying the trip down memory lane.

"Honestly, in my everyday life at home, I'm no one special. Just Carly, going about my everyday life, cleaning my house," says Patterson, who doesn't even have her gold medal in her own house. "So it feels really nice to actually be reminded of what I've done because I don't think about it a lot. And I am proud of it."

Patterson, the first U.S. woman since Mary Lou Retton to win the all-around title, is in London with P&G. She showed off another of her talents Friday, singing the national anthem at the opening ceremony for P&G's U.S. Family Home.

    TEST OF FIRE

    U. S. rider Boyd Martin passed his first Olympic hurdle Friday as his horse Otis Barbotiere was accepted in the veterinary inspection that signaled the start of the equestrian eventing competition at Greenwich Park.

He faced a much more perilous trial in the spring of 2011 when his training barn west of Philadelphia caught fire in the middle of the night. Martin ran into the flaming barn and saved several horses, including Otis Barbotiere ? but seven other horses perished.

    SPECULATION EVERYWHERE

There's only one thing that people here in the Olympic Park talk about when they have the chance on Friday ? and don't let anyone tell you otherwise.

Yes, even the most seasoned of hacks are taking part in the guessing game about the Olympic ceremony. Who will light the flame, and just how British can it really get?

Will Mary Poppins really be there? What about Harry Potter? And how will James Bond make his appearance? Is it possible to work a Briton's favourite (yes, FAVOURITE) canned food ? baked beans ? into an opening ceremony?

In just a couple of hours we'll all know. Luckily there is a bit of sport coming up for everyone to talk about next.

    AFTER THE RIOTS, A REWARD

He was the online organizer who urged Londoners to grab their brooms and take to the streets after the August 2011 riots that saw stores looted and cars torched in the capital's worst unrest in decades.

Now activist Dan Thompson is among 17 people who were handed free tickets for Friday's Olympic opening ceremony by British Prime Minister David Cameron.

Thompson used social networks to mobilize volunteers to sweep up debris in communities across London after nights of violent disorder.

Cameron has also offered tickets to youth workers and graduates of Britain's National Citizen Service, a program which sees young people carry out community work.

    TOUGH LUCK

Dozens of people have been turned away from the archery event in central London ? victims, it seems, of hoax tickets.

Others arrived at Lord's Cricket Ground because of a misunderstanding. They thought the event ? billed as "unticketed" ? meant you could just turn up on the day.

Many vented their anger at volunteers but were told that their tickets ? presumably purchased from unofficial sites ? weren't valid because Friday's preliminary rounds weren't even open to the public.

Meanwhile, inside, South Korea's team scored a world record with 2,087 points to take first place.

    UNEXPECTED HISTORY

It has become a symbol of the Olympics: a runner carrying a flaming torch on the final leg of a journey that began in Greece, then dramatically lighting a cauldron to symbolize the beginning of the most heralded event of international sports.

The torch relay has been dressed up in the pageantry of ancient Greek mythology. But the event has a darker origin.

Historians believe the ancient Greeks used a fire ritual in their games ? but no torch relay. That idea is actually the legacy of the Nazis, who conceived the event for the 1936 Berlin Olympics to glorify Adolf Hitler's regime.

Credit for the idea goes to Carl Diem, chief organizer of the 1936 Games. Nazi propaganda chief Joseph Goebbels seized on the idea to link the Nazis to the glory of ancient Greece. All the resources of the Nazi state were organized to make it happen.

Runners were chosen so their physical appearance matched the Nazi idea of the "Aryan Master Race." Radio broadcasts along the route from Greece to Berlin fueled public enthusiasm.

At the next Summer Games in 1948, British organizers chose to continue the relay despite its Nazi origins, advertising the event as a "relay of peace." The first runner symbolically removed his army uniform before grabbing the torch.

    PIT STOP

The USA men's basketball team was delayed a few minutes before taking the stage for a news conference this afternoon, but for good reason.

Coach Mike Krzyzewski and Lebron James were slightly lost in the halls of the Olympics Main Press Center as they were supposed to be appearing before hundreds of journalists.

    "Where's the bathroom?" Krzyzewski asked.

Once resolved, he and James joined the rest of the coaches and players who are part of one of the biggest star-wattage attractions at the games.

    BIG STAR, BIG FAN

Two-time gold medalist Kerri Walsh Jennings is one of the biggest stars in beach volleyball, and her success in the sand hasn't done much to take the fan out of her.

When it comes to other big names at the games, Walsh Jennings reacts just like anyone else who meets a sporting hero face to face.

She has run into swimmer Michael Phelps and NBA players Tony Parker and Ronny Turiaf since arriving in London on Monday.

"I still feel like a giddy little girl," Walsh Jennings says. "The first couple of days are kind of like the first days of high school."

    FRIENDLY CONFINES

Any big-time baseball fan will be awash in familiarity when visiting Lord's Cricket Ground.

Lord's is home to the archery competition, and the event kicked off on Friday morning.

Lord's is an historic place, the cricket equivalent to Wrigley Field ? and the similarities are striking. Nestled in a neighborhood of London that has apartments just across the street (rooftop pint, anyone?), Lord's features brick archways, perfectly manicured lawns and an intimate atmosphere with seats right on top of the action.

    FLOATING FLOORS

Horses and riders are floating on air ? but not just because they're excited about the start of equestrian events Saturday.

The main equestrian arena, spectator walkways, exercise track and stables have all been built on platforms to protect the hallowed grass grounds of Greenwich Park, London's oldest royal park.

"It's amazing the lengths they've gone to to protect the grounds," says Linda Zang, dressage coach for the U.S. eventing team, whose five horses easily passed a pre-competition fitness test Friday.

Of the three elements that go into eventing ? dressage, jumping and cross country ? only the cross country will be run on solid ground.

Diplomatic dispute? That means customers to be had.

One cheeky optician known for its humor is running a full page ad in a British newspaper that cashes in on the recent Korean flag mix-up at the women's soccer game between North Korea and Colombia.

The ad appears Friday in the pull-out Olympics section of Britain's Daily Telegraph newspaper. It features both the North Korean and South Korean flags side-by-side. Underneath is Korean writing which, when translated, roughly matches the optician's famous advertising catch phrase: "Should have gone to Specsavers."

The South Korean flag was mistakenly displayed on the giant screen before the match in Glasgow, Scotland, on Wednesday night. The North Korean team refused to take the field for about an hour before the game started. London organizers have since apologized for the mix-up.

North Korea's IOC member, Chang Ung, has now proposed that Olympic protocol officials meet with team leaders before every medal ceremony to check that the correct flags and national anthems are used.

    NOT SO HOT DOG

Tennis players call it the "hot dog" ? the flashy, between-the-legs, back-to-the-opponent shot when chasing down a lob into the backcourt.

On Friday, No 8 seed Caroline Wozniacki of Denmark tried the difficult maneuver twice during a practice session with No. 10 seed Li Na of China, ahead of the Olympic event at Wimbledon. Both times, she failed to swing her racket under the ball, and it trickled into the grass on her side of the net.

"I want to do it so much but I can't," Wozniacki said with a laugh to Li. Then the Chinese player tried it when Wozniacki lobbed her, and she too failed.

Players usually stick to the conventional in training, and try the "hot dog" for fun. Once in a while, though, the crowd-pleasing shot comes in handy in a match.

In 2009, Roger Federer set up a matchpoint with a "hot dog" in a three-set win over Novak Djokovic in the semifinals at the U.S. Open.

    WHAT'S THE FORECAST?

Those in London for the Games will be getting a more authentic British weather experience today as rainy spells hit the capital.

Thursday was the hottest day of the year in Britain ? temperatures reached 31.4 Celsius 89 Fahrenheit) at the Olympic Park ? but Friday started off much cooler indeed.

The good news? Forecasters say that any rain should have cleared by early evening with the British Met Office predicting just a 10 percent chance of a downpour at the opening ceremony. The event begins at 8.12 p.m. (3:12 p.m. EDT) so if things play out as expected the 60,000 spectators in the Olympic Stadium should stay dry.

Whatever happens with the weather, you can bet the Brits will be talking about it.

Motorola Xoom WiFi Jelly Bean upgrade arriving for regular users

It looks like that test period was pretty short, as many Motorola Xoom WiFi owners who aren't in the select test group are reporting receiving OTA updates to Android 4.1.1 on their tablets. That makes the Xoom the first 10-inch tablet to see Jelly Bean, and the first around these parts officially rocking it without Nexus in the nametag. We've already seen a changelog so assuming you have one of the slates, it's probably time to mash that check for updates button.

Chick-fil-A's Stance On Gay Marriage Won't Hurt Business In Long ...

Uproar is growing over controversial stands on gay rights taken recently by leaders of the Boy Scouts of America and the Chick-fil-A restaurant chain. But Wharton experts predict that the outcry ultimately won?t cause a significant amount of damage to either organization?s brand image.

Earlier this month, the Boy Scouts reaffirmed a policy banning openly gay members and gay men or lesbians serving as leaders. Chick-fil-A president Dan T. Cathy spoke in support of the traditional definition of marriage in an interview with a Christian news organization.

In both cases, the organizations were either lauded or castigated depending on where people stood on the issue. Some Eagle Scouts?returned their medals in protest?in response to the Boy Scouts? move. Cathy, the son of the chain?s founder, has been praised for his stand by politicians Mike Huckabee and Rick Santorum.

Meanwhile, a recipe for a homemade version of the chain?s signature sandwich has been making the rounds on the Internet amid calls for a boycott, and Muppets creator The Jim Henson Co.?decided to end a partnership?to distribute the entertainment company?s toys at the chain. (Chick-fil-A says it voluntarily recalled the toys.) The mayors of Boston and Chicago?have also expressed disapproval?of Cathy?s comments.

Gay rights supporters have planned a national ?Same-Sex Kiss Day? at Chick-fil-A locations on August 3, while Huckabee has called for a ?Chick-fil-A Appreciation Day? on August 1. ?The Chick-fil-A story is picking up momentum, but these things usually fizzle,? Wharton marketing professor?Americus Reed says. While social media and the speed at which news travels these days serve to amplify consumer concerns about such issues, Reed says there are three major factors working against critics of Chick-fil-A and the Boy Scouts.

First of all, consumer attention spans tend to be short. ?The 24-hour news cycle will put another story top-of-mind, and these kinds of things are quickly forgotten unless the transgression is so reprehensible ? think Penn State ? that it truly engenders a large consensual ?moral outrage,?? Reed notes.

In addition, consumers tend to rationalize decisions in order to continue believing what they want to believe or doing what they want to do, he says. And finally, such events are often more a reason for people to reaffirm their values (i.e., the Muppets or Huckabee) than to actually change their minds.

That said, Reed notes that it was ?not smart? of Cathy to make such comments. ?There is nothing to be gained from making a statement that could be construed as, ?We don?t want gay people buying our chicken,?? he says. ?Cathy should have made it clear that he is expressing his own views. Note that Chick-fil-A and its brand DNA are run with ?values? in mind ? [for example,] the fact that they choose to forego sales on Sundays, presumably because it is a day of worship.?

He adds that a statement posted on the chain?s Facebook page, which states that Chick-fil-A?s culture is to ?treat everyone with honor, dignity and respect ? regardless of their belief, race, creed, sexual orientation or gender,? came off as ?inconsistent.?

Reed also points out that if either the Boy Scouts or Cathy decided to reverse their stance in the future, it would be ?very tricky? to sell that to consumers. ?Once you put a statement out there, it?s out there,? he says. ?In my opinion, backing off the statement is a mistake. The better approach would be to try to explain what was meant by it.?

Wharton marketing professor?Jonah Berger?notes that, given all strong opinions about gay marriage and gay rights, ?it is unlikely that a policy reversal will have an immediate impact. Customers will want to see consistent behavior over time before they start to change their minds.? He adds that while Chick-Fil-A is a privately owned company, ?the Boy Scouts are seen as more of a national organization, so it may be harder for them to stick to a narrow-minded, politically-driven position.?

The smartest approach for businesses, Reed says, ?is to simply not weigh in on cultural matters at all unless your brand or company exists in a domain or product category in which that value is essential to the definition of the product category itself. There are too many other pressing business concerns to deal with than risk the reputation of the company on things like this.?

Fresh Coat Painters Opens First Virginia Franchise in Richmond ...

Fresh Coat Painters has expanded into Virginia with the opening of its first franchise there. Owned by Christy Cooper, it will serve Richmond area home and property owners.

Cincinnati, Ohio (PRWEB) July 26, 2012 -?After more than a decade in pharmaceutical sales, Christy Cooper sought a business opportunity that better suited her creative spirit and her busy lifestyle as a minister?s wife and mother of four. Launching Fresh Coat Painters of Richmond, Va., filled the prescription for her.??

Cooper said she was impressed by the company's focus on client services.??I like that our painters are professionals who will show up on time, neatly dressed, and represent my company well. It?s a real selling point with clients.?

?The health care industry has changed dramatically in the last 10 years,? she said. ?I was ready to make a change, and after finishing my MBA, I decided to pursue my goal of having my own business. Fresh Coat seemed like a good fit between my desire for structure combined with creativity.?

Before selecting Fresh Coat, she explored dozens of other franchises.

?I wanted a franchise because I wanted to avoid all the things that can go wrong when you start a business,? she said. ?I wanted a proven business model. At the same time, I wanted something I liked, enjoyed and wanted to do day in and day out. When I thought about the painting industry, everything fell into place.?

Cooper investigated other painting franchises and chose Fresh Coat because ?everyone was so supportive and headed toward the same goal.?

?Other franchises were not focused on my success down the road,? she said. ?With Fresh Coat, I knew they were going to be there. They were not going to just throw me to the wolves.? Bernie Brozek, president of Fresh Coat, said helping franchise owners succeed is of paramount importance.

?As a professional woman, Christy brings enthusiasm, intelligence and communication skills to her new role,? he said. ?We strive to complement our owners? inherent abilities with solid training, marketing and resource materials to ensure their long-term success. Like our other owners, Christy understands that running a painting business isn?t just about painting. It?s about building relationships with clients, so they feel confident in using the services again and again and in referring the company to their friends and family members.?

Cooper said the support has paid off already in her territory of Richmond, Mechanicsville, Hanover, Henrico and their surrounding Virginia communities.

?The training was so informative that I was able to hit the ground running,? she said, noting she was bidding and booking jobs much more quickly than she thought possible.

Fresh Coat?s quality marketing materials along with its connections to national accounts, such as Sherwin-Williams, have proved extremely valuable, she said. Most importantly, she quickly found and hired professional painters who appreciated that they were employees and not subcontractors.

?I interviewed several painters who had had their own businesses, and more than one said that their businesses failed because they couldn?t be out marketing the business and stay on the ladder,? she said. ?Others said they did not get enough hours, weren?t paid on time, or were simply treated unfairly or unkindly. With me promoting the business and booking jobs, I should be able to provide them with the 40 hours a week that they want.?

Brozek said Cooper?s experience is common.

?We?ve found that quality painters like to paint, and they want steady employment that allows them to build a better future for themselves and their families,? he said. ?With our business model, they can put their skills to use providing the best services for clients. Clients appreciate their expertise. And because the owners, client service managers and painters all work for the same company, there are no strange vehicles in the driveway. Clients get the best skills from their initial phone call throughout the project and into the follow-up.?

Cooper agreed. ?I like that our painters are professionals who will show up on time, neatly dressed, and represent my company well. It?s a real selling point with clients.?

Support from the company also provides her with other client support services, she said. Among those are a 24/7 call center, proprietary EPIC estimating system, Paint Now-Pay Later same-as-cash financing, Automatic Touch-Up for businesses, and fund-raising opportunities for charities.

?Our EPIC system is especially helpful in that it eliminates the guesswork that causes so many painters to miscalculate their bids,? she said. ?Clients are pretty impressed that I can give them a computer-generated printout on the spot that lists not only what work will be done, but also how long it will take and exactly how much it will cost.?

Samsung cements lead over Apple in global smartphone race

Samsung and Apple own almost half the worldwide smartphone market.

    By Matthew Shaer / July 27, 2012

A Samsung display at a store in South Korea. Samsung dominates the global smartphone market, according to a new report.

    Reuters

Forget Apple versus Android. The biggest rivalry in the smartphone world may be Apple versus specifically Samsung, the South Korean tech giant. According to a new set of figures from IDC, Apple and Samsung dominated the worldwide smartphone business in the second quarter of 2012, selling a combined 76 million handsets.?To put that in perspective, approximately 156 million smartphones were shipped globally in Q2.

Apple and Samsung, in other words, own half the game. The two companies are the new "global smartphone heavyweights,"?Kevin Restivo, senior research analyst at IDC, said in a statement. Here's how it breaks down: In Q2, Samsung unloaded just over 50 million smartphones, good enough for 32.6 percent of the worldwide market. Apple, on the other hand, shipped 26 million handsets and won just under 17 percent of the market.?

"Samsung employs a 'shotgun' strategy wherein many models are created that cover a wide range of market segments. Apple, in contrast, offers a small number of high-profile models," Restivo added. "While both companies have expanded their geographic presence in pursuit of market share, the two companies will inevitably come into greater conflict as both try to generate additional gains."

For Samsung, that expansion was vertiginous. IDC says the company's market share grew 172 percent from the same time last year. Apple, meanwhile, increased its share by approximately 28 percent. Unsurprisingly, everyone else is being left in the dust. Nokia had 10 percent of the market in Q2 of 2012 but it slipped almost 39 percent; HTC has almost nine percent of the market, but it's down 24 percent.?

So what's responsible for Samsung's success? Well, Samsung doesn't release precise sales figures, but Businessweek reports today that the Samsung Galaxy S3 ? which sold by the bucketload in England ? has likely helped sustain the company's growth.?

    My View: Going off-road | FlamboroughReview.com

I?ve discovered a new sport, one that satisfies the tiny daredevil in me.

This surprising discovery started back in the spring, when I was looking for a fun activity for the significant other and I to enjoy together. Since fishing isn?t really my thing ? much to Mike?s disappointment ? and there was no way I could drag him to a couple?s dance class, we settled on cycling.

Sitting astride a new mountain bike, I ventured out on a few short rides along Hamilton?s Beach Strip to get reacquainted with the sport. I was a little bit shaky at first, but soon found my rhythm. And after a 10-year hiatus, I?m pleased to report that the asphalt and I have made contact just once this year.

After brushing up on my pedal-pushing skills, I was feeling particularly adventurous and decided it was time to saunter onto new terrain. So we secured the bikes to the car and headed out to Hamilton?s Red Hill Valley Recreational Trail, where I strapped on my helmet and hoped for the best.

As we navigated the trail down the escarpment, I revelled in my newfound passion for mountain biking. When we reached King Street, it was time to turn around and head back to the car, parked on Mud Street.

As I attempted to conquer some of the natural landscape?s steep hills, I was soon reminded of the demands of the sport. I spent most of our journey uphill walking alongside my bike.

Although drained from the two-hour ride and exhausted from the heat, I looked forward to our next adventure.

Taking a more strategic approach to our second ride, Mike and I decided to begin our ride? at the base of the escarpment; that way, when we reached the top, the last leg of our excursion would be spent going downhill, which is much less grueling.

Since the start of the season, we?ve traveled this trail on numerous occasions. And every time, we endeavour to take a different path just to keep things interesting. But there are only so many paths you can take in the Red Hill Valley Recreational Trail, bounded by the Red Hill Valley Parkway and the King?s Forest Golf Course.

Next, I?d love to take a ride up here in Flamborough, but I am not familiar with the location of area trails. I know this community boasts many avid mountain bikers, and I welcome your trail suggestions. Email me at cohara@flamboroughreview.com.

But keep in mind that this pedal-pusher is new to the sport and would like to live to tell the tale. Keep the skill level required on trails to an advanced-beginners ? please!

Analysis: India's shopping malls lose bustle as economy cools

MUMBAI (Reuters) - The biggest shopping mall in Mumbai, one of the world's most crowded cities, can feel like a pretty lonely place.

Eight months ago, multi-storied Phoenix Market City opened for business in the eastern suburb of Kurla with a total floor area of 1.13 million square feet, the size of about 15 soccer fields. To date, just two-thirds of its 320 stores have been taken up and foot traffic can be thin.

Asia's third-largest economy is growing at its slowest pace in nine years and sluggish consumer spending is forcing mall developers to scale back plans. It will take years for the glut of retail space conceived during headier times to be absorbed by tenants, even as India fine-tunes rules to make it easier for foreign shops to enter the country on their own, analysts say.

"We are holding back on new store openings and focusing on our existing stores," said Ramesh Tainwala, chairman of Planet Retail, which has leased shops in Phoenix Market City and is the Indian partner of global retail brands, including Body Shop, Next, Nautica and Debenhams .

"We are shutting down some of our stores in areas where rentals are too high, and with the slowdown in consumption complicating things further," he said, adding that the company is also asking landlords to renegotiate rents.

Consumer spending is on track to grow just 5.7 percent this year, compared with 24 percent in 2010, according to Euromonitor International, a feeble pace for a domestic demand-led economy.

Nationally, retail vacancy rates are 20 percent and will likely rise to 25 percent by 2014, according to property consultants Jones Lang LaSalle, as floor space in malls grows to 100 million square feet from 66 million now. More than 90 percent of shopping in India is still done at unorganised one-off shops.

By comparison, Thailand's capital of Bangkok alone has 62 million square feet of mall space, of which only about 7 percent is empty, according to a report by CB Richard Ellis.

"There are just not enough people walking in," said Akshay Khatri, who manages the Van Heusen apparel store in Phoenix Market City, which is developed by Phoenix Mills , one of India's few developers specialising in malls.

Vacant malls, though, are also to be found in China where there has been a rush to build them. The 7 million-square-foot New South China Mall in the southern manufacturing city of Dongguan - the biggest mall in the world - is mostly vacant.

    EMPTY SHOPS

Of the 12 million square feet of Indian shopping centre space planned for opening in 2012, only about 60 percent is expected to do so, according to Jones Lang LaSalle, as delayed mall projects dot India's biggest cities.

DLF , India's largest property developer, has kept its proposed 4.5 million square foot Mall of India project in Gurgaon on hold since late 2008. That mall was to have been India's largest, with 2 million square feet of retail space.

"The crazy building boom in retail real estate is not going to come back," said Kishore Bhatija, chief executive officer of InOrbit Malls, owned by developer K Raheja, which altered its plan for a 500,000 square-foot-mall in the western city of Vadodara to 400,000 square feet, and added a hotel instead.

"There is stress on the business model. It is getting a bit expensive. Real estate prices and construction costs are rising but the retail business is not growing enough to absorb this," said Bhatija, adding that breakeven on projects is lengthening, in some cases to 10 or more years from seven in 2007-2008.

In fast-growing cities like Ahmedabad, Pune and the New Delhi region, vacancy rates at malls are more than 25 percent, according to property consultants Cushman & Wakefield, putting pressure on rents.

Retail rents are down 30-40 percent from peaks in 2008, according to ratings agency Crisil. That's especially painful for developers, when servicing loans is expensive at 12-13 percent interest. The building boom of 2007-2008 was funded in part by cheap private equity.

Shubhranshu Pani, managing director of retail at Jones Lang LaSalle, said when the downturn in 2008/09 spurred a correction in rents there was a shift from fixed rents to revenue-linked rents, putting more risk on the developer.

"Just increasing rents will not work because at the end of the day it has to be affordable for retailers to do business," said InOrbit's Bhatija.

    SLOW START

India recently allowed full foreign ownership in single brand retail, but retailers have not rushed in to set up shop on their own as sourcing rules remain a challenge. Only Sweden's Ikea , the world's biggest furniture retailer, and UK shoe chain Pavers have applied to enter under the new rules.

India may also soon revive a plan to allow in foreign supermarkets such as Wal-Mart Stores and Carrefour , which could eventually create huge anchor tenants for shopping centres.

"Will that mean an immediate expansion of shopping centres? No," said Sanjay Dutt, managing director at Cushman & Wakefield. "It will take three, four years until there is a big revival," he said.

At Phoenix Market City in Mumbai only 205 of the 255 leased stores are open.

"We have quite a lot of stores there and the current traffic is rather disappointing," said Planet Retail's Tainwala.

Reflecting some of the concerns, shares of Phoenix Mills, which has four malls across India, are down about 15.3 percent over the past year, underperforming the wider Mumbai market <.bsesn> which is down about 10.7 percent.

Shishir Srivastava, CEO of Phoenix Mills, believes that once a multiplex cinema and bowling alley open in coming months and more retailers like Lancome, Esprit , and Inditex's Zara open shop, traffic will increase and monthly sales will rise from the current 770 rupees ($13.71) a square foot.

Monthly spending at its original mall, the popular High Street Phoenix in central Mumbai, India's largest city, is 1,500-1,600 rupees a square foot.

"It takes a while for a new shopping centre, especially one as big as this, to fill out and establish itself," Srivastava said. "Things could have been better but we are optimistic."

UK Solar Panels Company Release a Guide to Warn Customers Against Rip Off Companies in the Industry

A UK Solar Panels Company, Prolite Energy Systems Aims to Combat the Unapproved and Unqualified Solar Panels Companies and Installers that are Devastating the Industry by Releasing a Free Informative Guide for Customers on How To Avoid Being Misled.

London, UK (PRWEB UK) 25 July 2012 Prolite Energy Systems has started a battle against the pirates of the solar panels industry. The British solar energy company has spoken out to raise awareness of the cowboy and pirate companies that are on the rise. A spokesperson for Prolite Energy Systems said, ?These dodgy companies will try and sell customers a solar system that is totally inappropriate for their household. More often than not, they won?t even ensure that their installers are industry approved. In the long run, this can lead to the customer losing money, and in some cases, it can cause long term damage to their house.? The company has drawn comparisons with online movie piracy sites, such as the aptly named Solarmovie UK, ?We always hear of the internet movie piracy sites threatening the film industry, but the solar panels industry has its own pirate problem.?

The Prolite Energy Systems spokesperson went on to explain that, ?It is the same for many industries, from the building industry to the film industry, there will always be cowboys and pirates seeking out those vulnerable people who will part with large amounts of money for very little, or shoddy work in return.? The solar panels company spokesperson added, ?At Prolite Energy Systems, we only have approved and qualified solar panels installers on our books, but sadly, not all companies work in this way. Customers would never allow a non-Corgi registered gas plumber to fit their boiler, and having solar panels installed should be approached with similar caution.?

Many shady companies will entice the consumer with highly discounted offers on cheap branded solar panels, or even free solar panels, and then charge an extortionate amount for installation, which will more often than not be fitted by an unapproved installer. Not only is this ripping off the consumer and leaving them out of pocket, it can make the household unsafe if the panels are not installed correctly, something that can only be guaranteed by a fully approved solar system installer.

To prevent customers falling into this trap, Prolite Energy Systems have released an free informative video with a downloadable brochure to give consumers clear guidance of what to expect when switching their household to a solar system. Prolite Energy Systems is aiming to help consumers avoid paying a large sum for an energy system that isn?t suitable for them. The free brochure is attached to this article, just click the download link on the top right.

Their spokesperson said, ?This free guide is really great as it explains in simple terms all the options available when opting for solar panels, giving the control back to the customer and letting them decide for themselves whether a solar system would be right for their household.?

To find out about the benefits of switching to a solar system and how to avoid being scammed, watch the video released by Prolite Energy Systems here http://www.youtube.com/watch?v=NfHnHsETrQ4 or go to the Prolite Energy Systems website http://proliteenergysystems.org/ and download their free PDF guide.
